很久没有码字了,在这个对全世界的中华儿女都显得格外特殊的日子,有人忙着结婚,有人忙着生奥运宝宝,有人忙着当奥运志愿者,还有很多人夜以继日的忙碌在奥运的最前线。而我,就借这个机会来空间扫扫尘土好了呵。
虽然不能亲临奥运会的现场,但能在网上看到奥运会的新闻和各种实况在我心里已经是小小的满足。这一场全世界人民的盛会似乎缩短了我这个海外游子与祖国的距离。欣赏过今天的开幕式以后,更是不禁赞叹祖国的强大和祖国人民的智慧。这样盛大夺目的演出,也许只有中国人,在中国的土地上,才做得到吧!

(2 + k, kph = 2 room apartment plus kitchen plus bathroom – not necessarily with bath) Note that if you are looking for "2 bedrooms" you need to look for 3 "rooms" as Finns count them differently. Pinta-ala: how big it is in square metres Asumisoikeusmaksu euroina: price in euro Velaton myyntihinta euroina: Velaton means "free of debt" - beware, some search engines list on the "myyntihinta" which is not the same thing! – see notes below as this is important Asuntotyyppi: type of building: House (omakotitalo), apartment/flat (kerrostalo), terraced house / rowhouse (rivitalo), etc. Asumis-/rahoitusmuoto: See below Yhtiövastike euroina: This is the money paid by owners of apartments for the up keep/maintenace of the building. Kiinteistö: Estate agent Hissi: elevator (lift) Säilytystilat: are the "storage possibilities", e.g. fitted wardrobes, cupboards etc. Kerros: floor..level, remember Ground =1 here , so 3/7 means the "second floor of 6" for brits. but: to confuse things, 1 generally isn't at ground level, but above one flight of stairs. depends on the situation, flat, and ground. Rakennusvuosi: year in which it was completed, sometimes with major renovations given, e.g. 1950 / 1987 Valmistumisaika: (usually for recent or newbuilds) when finished Pysäköintitilat: parking space cost. Sauna Taloyhtiossa: means there's a sauna in the building; oma means "own". Kattotyyppi: is the type of roof. if you're buying, this will be relevant as it will help to provide information about possible needed renovations. The land may also be rented from the town or own: Oma or "vuokrattavat". Näkymät: is the stuff you can see from the windows. When using http://www.oikotie.fi "Julkaistu oikotiellä" is the date on which the piece of real estate was entered into oikotie - if it's been a while, there's a reason and it's time to negotiate the price. The complicated one to explain is Asumis Rahoitusmuoto. Let’s start with straight translation. "Asumis" means "living" "Rahoitus muoto" means "Method of Financing" Together they refer to the method of financing any structural work, major renovation or paying back loans for such work. One method for "poor people" can be "arava kaupunki"...i.e by subsidy from the state or the town. People who live as tenants in town/state owned apartments only know this method. "Asumis-/rahoitusmuoto:" Vuokra = rent = you rent the house/flat. usually the rent may include even your water charges or they might come on top. Omistus = own = usually what is called "osake" or "stock/share" building. Most of these are flats but any kind of house can be an "asunto-osakeyhtiö" as long as they have been chartered this way. In these cases you don't "buy an apartment t" you "buy shares 1023-1046 entitling you to occupy flat 23 B... Asumisoikeus ASO = right-of-residence = this is a kind of a new thing (20 odd years) in Finland. Basically you buy a right to pay somewhat high "hoitovastike" (rent). The deposit "asumisoikeusmaksu" is some 15% of the value of the flat. You can never "buy" the apartment for yourself, but if you want to move, you get your money back (+ some small index % on top). Osaomistus = partial ownership = these come in many disguises. There are "brand names" like "entré-home" etc. and also different means-tested programs when the building has been built with government subsidies. The rules vary from builder to builder, but generally the principle is: The buyer pays 20-30% of the initial price and moves in. Then between 5-12 years they pay rent that gradually coveres the value of the apartment to an extent and after the time you can buy yourself in 100% after which you are "omistus" category. The ownership & liability for loans & expenses that the company has accrued is important to figure out when you are buying a flat because this pay back is added to the "Yhtiövastike euroina:" This is the money paid by owners of apartments for the up keep/maintenance of the building. It will already be added and shown, but where you can come unstuck is if there has been an agreement to do some major renovation next year and the cost/share has been already agreed - you need to know that your Yhtiövastike is going to increase next year and by how much. Estate Agents "sometimes" “forget” to inform about these hidden surprises...First thing to ask when you see the Yhtiövastike is "Is there any Asumis-/rahoitusmuoto payment change or increase agreed for the near future? But most of this information is only relevant to buyers/owners. When you rent the Yhtiövastike and any Asumis-/rahoitusmuoto payment is the responsibility of your landlord. Documents you want to (or dont want to, but must) see: In Finland one rarely resorts to a solicitor to make a purchase of a flat or real estate. The real estate agents have certain legal status as in LKV so they are authorised to perform sales of real estate for example. A few terms: Kiinteistö = real estate, or a house on a real estate (not in company form). Varainsiirtovero = tax on transfer of funds = which the *buyer pays* 4% for real estate, 1,2% for sales of "stock" as in buying a flat. Buyers aged younger than 39 that have not owned "a half of an abode" may petition this to be waived. OK, the documents: Isännöitsijäntodistus lit. the caretaker's certificate. Every Asunto-Osakeyhtiö has an Isännöitsijä (caretaker) who is hired by the committee of shareholders. He takes care among other things of all the records. Every apartment being sold should have a current "isännöitsijäntodistus" which singles out the apartment, the stock numbers, the size etc. and what is the most important if the flat shares owe any money to the company and if there are any unpaid monthly charges racked up (as the new owner will be liable for these charges.) Also the document will list any big repairs that have been performed (if the magic word putki, sähkö, parveke, ikkuna + remontti appear with recent dates that is good - if they appear with future dates... you think you are getting a cheap deal without any strings attached?) Rasitustodistus lit. the certificate of burden. This is a legal document one gets from the court that lists all the "burdens" i.e. liabilities of a parcel of land. They may be ranging from the land being mortgaged to quaint regulations such as the neigbours cows being able to come drink from your pond. It also lists if your cows are allowed to go drink in the neighbours pond. (In olden days you bought a farm you might have "syytinki" - the old folk came with the house and you had to feed & clothe them.) Buying an empty or an older split lot the "tierasitus" (road burden) is very important. If there is a road (may be all covered and grown in) going in an old farmhouse yard between the house and barn, it may well be that the next door neighbor has a right to use it to get to his lot. Also if you buy a parcel of land, the road is very important to have. These do not so much apply to "ready-zoned" lots with all the "kunnallistekniikka" (wiring, plumbing mains, water mains) built to the lot sold by counties, but more to private land sales. Lainhuuto lit. legal yell - Used to be a public announcement to ask if there were any objections. These days not so noisy, it is the process in court when a parcel of land changes ownership in the land records. The papers can be filled and filed by oneself, but correctly, so here usually a estate agent is a very good help for the service. These days foriegners can freely own land so you need not be worried of having to petition a special relief. Kiinnitys/kiinnelaina lit. attachment. A mortgage on real estate where special "panttikirja" lit. pawn books of the deed are submitted as a guarantee/collateral for a loan. These "books" run numbered so the book 1 has a stronger claim to be paid in full than book 2 & so forth. It is very important to trace and make sure there are any "floating about". These are issued by the court so it shows in the land record in the "rasitustodistus". Common abbreviations: h, hp. hintapyyntö = asking price (make an offer we cannot refuse) kt kerrostalo = block of flats pkt pienkerrostalo= small block of flats (usually 2 stories, 4-6 flats) pt paritalo= semi-detached /duplex rt rivitalo= "row house" terraced house (closest to a townhouse you usually get) mh. myyntihinta, see below. ok, okt omakotitalo = house (lit. "own home house" -pretty descriptive?) r, rak. rakennettu = built valm. valmistuu = will be built (usually on brand/fairly new or future dates) vh. velaton hinta: see below yl. yhtiölaina, myyntihinnan lisäksi asunto-osakkeiden omistajalle siirtyvä velkarasitus = company debt - a mortgage/loan that is taken by the housing company and is bound to the flat shares – see below alk alkovi = alcove at autotalli = garage h huone = room k keittiö = kitchen kk keittokomero = kitchenette kh, kph kylpyhuone = bathroom (usually toilet+shower) khh kodinhoitohuone = utilities room mh makuuhuone = bedroom oh olohuone = living room ph pesuhuone = laundry room s, sa sauna = sauna – löylyhuone is sometimes used th, tkh takkahuone = fireplace room (usually adjacent to a sauna) työh työhuone = study/workspace tk, tupak tupakeittiö = an open kitchen var varasto = storage vh vaatehuone = walk-in closet / wardrobe The explanation about the differences between mh and vh: mh= myyntihinta = sale price vh=velaton hinta = debtless price myyntihinta is the price the person selling wants from it into his own bank account velaton hinta is the mh + vh-mh amount of money you will pay to the housing company's account. Example: I have a flat. I want 120 000 for it. I had my balcony repaired so I owe the house 17.126 + change Maintenance is 158/mo, the water is 11/person and the 17 k liability is being paid off at 256/mo to the company. So the sales pitch could be this: Sijainti: Lammaslammentie 13 F , 01710 , Vantaa Kaupunginosa Pähkinärinne Huoneiston kokoonpano: 3h,k,kh, lasitettu parveke Pinta-ala: 65,0 m² Myyntihinta: 120 000,00 € Velaton myyntihinta: 137 126,00 € Asuntotyyppi: kerrostalo Asumis-/rahoitusmuoto: omistus Yhtiövastike: 158 Rahoitusvastike 236 Vesimaksu: 11/henk From the 120 000 you can negotiate, the 17k is a "liability" that comes always on top - you can choose to pay it off when you buy or then you inherit the "rahoitusvastike" Simply put in this case: either you pay the velaton hinta and pay 158 maintenance bill per month or then you pay the myyntihinta and pay 394 maintenance bill per month. You see it a lot on new buildings too - usually as "yhtiölaina". But not necessarily as "osaomistus" mode. You see a lot of these MH 50 000 VH 280 000 flats say in Kartanonkoski or Aurinkolahti. There is a catch though: The "yhtiölaina" is not tax-deductible. It follows the flat and not you as a liability, so it has no tax effect on you, whereas a personal mortgages’ interest is deductible. The next question is what interest is payable on the loan; at the moment 2,9% is possible and the company might have out the loan at 6%... ok, so if the interest rises to 9% there is an issue... but you can still deduct them from taxes. In some cases there is magic words HITAS or ARAVA mentioned. This is something to think about. HITAS means that the house has been built on Helsinki City-owned rented lot and it is price-controlled. So when you sell it you may not ask for more than what the "set price" is, it has to be sold to a "natural person" (as in not to a company) and the city may come in and buy it off at the "set price". ARAVA is usually regarding right-of-residence housing, it is government loans scheme to subsidize social housing. Depending a bit on what kind of subsidies or loans the builders have applied for some newbuilds the prospective buyers may be subject income restrictions. 在天津上大学的两年真是我最难忘的两年,
也正是在人生的那个阶段,才更多的接触了六奶奶,
她不但无微不至的关心,照顾我的生活,我也从她那里学会了很多东西。
包括为人处事,也包括怎样处理我那些青涩的感情。
去年还跟六奶奶坐在一起聊自己的理想,
还想像着自己作出一番事业的一天可以带她老人家一起到处走一走,看一看。
过年的时候还通过电话,六奶奶的声音依旧那么慈爱。
没想到现在。。。竟然天人永隔。
人真是很脆弱的动物,动不动就消亡。
自己远在异国他乡,突然心里害怕起来,
更多的是内疚。
也许我们都还是年轻活泼的生命,但是我们的长辈呢?
一想到越来越多的亲人会一个个的离我而去,心里一片凄凉。
登时,我觉得自己真的是一个不孝的人。
我们总是有这样那样的理由来为自己的事情忙碌,忽略了身边太多人的感受。
现在真想马上飞奔到父亲母亲的身边,
母亲最近身体也不大好,被肾结石折磨的睡不踏实。
我心里一直在为这件事情烦躁,
尤其是得知母亲最难受的那天仍然坚持在网上跟我聊天,而我竟然丝毫没有发觉。
难道海外的生活真的让人变的麻木和冷漠吗?
打心眼里不想重复子欲养而亲不在的悲剧,真应该多点时间陪陪家里人。
也许这是一个利益驱使的社会,
也许家人不能带给我们物质上的满足,
也许很多的原因和借口让我们忽略了亲情,
但我想说,家人,也只有家人才能带给我们心里平静和祥和。
六奶奶与世长辞,
没想到去年的见面竟是永别。
一向不相信神鬼的我现在竟然希望它真的存在,
那样您就不会说您的腿脚不灵便,不能跟我一起散步。
也许,您真能漂洋过海来走走看看。。。

05 May 天还没亮就分手注:没有写过关于情色的东西,尝试一下。
那夜的那个女人,用挑衅的目光注视着那个赤裸在床上的男人。屋子里弥漫着暧昧的味道。温柔的夜,让她的视线有点模糊。她慢慢的靠近,用嗅觉寻找着那让人敏感的男人气息。她触到他的裸体,她感觉到男人的体毛一根根的竖起;她触到他的坚挺,那是男人尊严的象征。他成功的引诱了她,她的每一个细胞都变得兴奋起来,她确定,这个男人的胴体让她迷醉。像一个喝醉的酒鬼一样,她贪婪的吮吸着男人的每一寸肌肤。他强壮的身体肌肉簇簇,强烈的欲望让她一阵的眩晕。从没有一个男人的身体让她如此动心,她感觉到他在兴奋的颤抖,他的坚挺更加的坚挺。
欲望吞没了男人,也吞没了女人。男人像发了疯的野兽一样把女人压倒在身下,他撕扯开女人的衣服,吮吸着她敏感的乳头,女人兴奋的叫起来。女人的叫声把男人的欲望推到了顶点,完全的,男人的坚挺冲进了女人的身体。女人竟然有飞一样的感觉,既眩晕,又刺激;男人的坚挺抵着她的兴奋,强烈的快感窜满整个身体,她颤抖,她大叫,她死死的抱住这个让她快乐的男人,亲他,咬他,她用尽一切办法想要传达她的兴奋和快乐;男人感受到了,他想要给她他所有的一切,他的雄伟,他的强壮,他要他们一起快乐。
他做到了,他们一起达到了快乐的顶峰。他们一起颤抖,急速的心跳仿佛让他们窒息。没有多余的话语,他们依偎着对方的身体。男人的目光温柔而伤感,女人的眼里传达的是满足。
男人征服了女人,身体的,女人第一次的高潮;灵魂的,男人狂野的温柔。天还没亮就分手,只是一个转身的距离。
不是恋人,不是情人,他们也许只能算是朋友,太久压抑之后的冲动更加猛烈的侵袭着男人和女人,身体在一起比心在一起容易的多。但是男人忘了,女人很难和自己不喜欢的人发生关系,妓女除外。如果感情的顺序可以颠倒,可以相爱吗?如果人的记忆可以选择,那夜,该忘掉还是该记住? 24 March 分享长夜漫漫,无心睡眠。
真的,最近发生的许多事情让我体会到了分享的快乐和痛苦。
也许我们都不得已和别人分享着白天,黑夜,空气和水。。。。。。
但别人的内心感受经常无从得知。
笑容的背后隐藏着泪水,坚强表面下其实脆弱的要命,
人们都在努力的掩饰着自己,仿佛把自己禁锢在牢房里,无从喘息。
很久了。
真的太久了,
当我再次看见天真无邪的笑脸,触碰到温暖的指尖,
任再美好的东西似乎都忘了怎样去爱了。
我努力去聆听那灵魂深处的声音,
它嘲笑我不能彻底了解它的思想。
我闻到一股寂寞的味道,
它幽怨的看着我,
那好吧,我将苦苦寻觅它的快乐抑或悲伤,
谁让我仍留恋那指尖微薄的温柔。
你快乐所以我快乐;
你悲伤,
我必将痛苦之极;
如此而已。
14 March 混沌感觉很久没有写东西了,
不知道因为什么,
在这个忙的昏天黑地的夜晚,
竟然有想写些什么的欲望。
很多事情不是自己不会表达,
而是不知道应该怎样表达,
更不知道应不应该表达。
所以胡乱的敲一些文字,
可以敷衍一下自己狂乱的心情。
掩饰过的东西肯定表现的不那么自然,
猜测也不是更好的办法。
如果只是一种假设,
如果所有的如果都成立,
也许一切都变得更加混沌。
也许真的应该顺其自然的活着,
没有负担和烦扰。
也许真的应该更努力一些,
起码能离自己的梦更接近。
得了,夜还是那么黑。

28 February (原创) 树叶,树和风绿了,黄了,掉了。。。。。。树叶的宿命。
从来没有什么在乎过树叶的想法。树叶掉了,到底是风的多情,还是树的不挽留?
风喜欢树叶,要带它一起飞舞。虽然树并不喜欢树叶,但是它始终认为树叶是属于自己的。但没人知道其实树叶是喜欢树的呵!树叶在自己最美丽的时刻遇到树,它一下子就爱上了树。树却什么也不知道,它觉得树叶的宿命就是随风飞舞。然而,风带走了树叶,却没能给树叶温暖和依靠。
树叶受伤了,躺在树的脚下,浑身的泥水。树叶不想让树看到自己狼狈的样子,可不管它怎么努力想要站起来,却始终无济于事。树叶觉得自己的身体渐渐被埋进土里。它深情又依恋的望着树,树却依然高傲的伸展着它的枝杈,不曾低头看哪怕一眼可怜的树叶。树从没意识到是树叶一直守护陪伴在它的身边。
风想把树叶扶起来,可不管它怎样努力,也无法掀起树叶身上厚重的泥土。风终于知道自己错了。它忘了自己是飘忽不定的风呵!它根本不可能留在树叶的身边,只是因为喜欢树叶,喜欢看树叶跟它一起舞动的样子,就多情又自私的把树叶从树的身边带走。
树叶不怪风,它轻轻告诉风:即使没有风,它仍会离开树,因为那样才是树最需要的。
树叶渐渐没了气息,任风怎样呼喊它都没有回应。树叶的血肉渗透到泥土里,继续滋养守护着树,这是它能为树做的最后一件事了。
树的新忽然有点疼,它也不知道是为什么。树觉得自己很孤独失落,也许是因为连每天都能看见的树叶也跟风走了?它在想,也许树叶和风注定就是情人。那自己呢?自己的爱人又在哪?是旁边另外的一棵树?还是时常停留的小鸟?也许再等等就出现了,树想。
风哭了,狂乱的扬起尘土,卷起路边的纸屑,它发现原来自己根本就不知道应该怎样去爱树叶,也根本就不知道树叶离开树是会死的。。。。。。如果有如果,风希望自己是一棵大树,那样就能和树叶在一起了。虽然再也不能自由来去,却可以让树叶踏实的依靠,那是树叶最需要的。
风息了,树依然期憧憬着它的爱情。
树叶,还留下些什么?
